Mt Iron Junction: A Visionary Development
Aug 24, 2021
RMM is proud to be involved in the Mt Iron Junction project, a comprehensive development that combines residential and commercial activities within a uniquely situated 5.8-hectare triangular site at the junction of the Wānaka-Luggate Highway (State Highway 84) and the Wānaka-Albert Town Road (State Highway 6). Our involvement in this project encompassed developing a master plan, preparing a landscape and visual assessment, and providing evidence for a resource consent hearing for Mt Iron Junction Limited.
A Strategic Location
The Mt Iron Junction development is strategically located within a peri-urban landscape, characterized by its proximity to significant geographical features such as Mt Iron and the Cardrona River. The site is surrounded by a diverse mix of rural and residential living, commercial, and cultural activities, enhancing its appeal as a vibrant community hub. Close to Three Parks, Albert Town, and the Wānaka town center, this development is set to become a key focal point in the region.
A Collaborative Master Plan
The master plan for Mt Iron Junction was crafted through a collaborative multi-disciplinary approach, ensuring a well-rounded and holistic design. The proposed development creates a campus-like setting that gracefully acknowledges the transition between urban and rural landscapes. Key design goals included establishing a spatial hierarchy with both formal and informal movement, ensuring strong visual legibility, and providing high functional amenity throughout the site.
Enhancing Connectivity and Safety
A significant aspect of the Mt Iron Junction project is the improvement of local infrastructure. Consultation with Waka Kotahi has led to the inclusion of a roundabout at the previously problematic intersection of State Highways 6 and 84. This enhancement will greatly improve traffic flow and safety, benefiting both residents and visitors.
Integrating with the Natural Environment
RMM's approach to the Mt Iron Junction development emphasizes the importance of integrating with the natural and peri-urban setting. The design includes landscape mitigation at the road boundaries, ensuring that the development harmonizes with its surroundings. This approach not only preserves the natural beauty of the area but also enhances the overall aesthetic and environmental value of the site.
Achieving Resource Consent
Resource consent for the Mt Iron Junction development was granted in 2021 following successful mediation in the Environment Court. This approval marks a significant milestone in bringing this visionary project to life, paving the way for a development that will serve as a model for future projects.
Looking Ahead
The Mt Iron Junction project represents RMM's commitment to innovative and sustainable development. By thoughtfully integrating residential and commercial spaces within a strategically located site, we are creating a dynamic and functional community hub. As we move forward, we are excited to see Mt Iron Junction evolve into a vibrant space that meets the needs of the community while respecting and enhancing the natural landscape.
