RMM developed a master plan and prepared a landscape and visual assessment, followed by evidence for a resource consent hearing for Mt Iron Junction Limited. The project presented an opportunity for a comprehensive development including a mix of living and commercial activities within a small 5.8 ha triangular site at the junction of the Wānaka – Luggate Highway (State Highway 84) and the Wānaka – Albert Town Road (State Highway 6).

The development is set within a peri-urban landscape dominated by the roading network, the large scale and recognisable topographic features of Mt Iron and the Cardrona River and surrounded by a diverse mix of activities comprising rural and residential living, commercial and cultural activities The development site is in close proximity to Three Parks, Albert Town and Wānaka town centre.

The proposed development will provide a campus-like setting that acknowledges the transition between urban and rural landscapes. The master plan was developed through a collaborative multi-disciplinary approach. Consultation with Waka Kotahi has also resulted in the proposed development enabling a roundabout at the problematic intersection of State Highways 6 and 84.
The key goals underlying the development approach were the provision of a spatial hierarchy with formal and informal directional movement, a strong visual legibility and a high functional amenity throughout the site while recognising the natural setting, the peri-urban setting and surrounding development patterns, including the use of landscape mitigation at the road boundaries.

Resource consent was granted in 2021, following Environment Court mediation.
